
Legacy Park II will deliver 130 affordable senior apartments as Fort Myers and Lee County accelerate long-term housing recovery and reinvestment
Housing Trust Group (HTG), one of the nation’s largest developers of affordable housing, and AM Affordable Housing, the nonprofit founded by NBA Hall of Famer and Miami Heat legend Alonzo Mourning, has secured financing for Legacy Park II, a $55 million affordable housing community for seniors located at 2650 Oak Ridge Court and 2685 Oak Ridge Court in Fort Myers, Florida. The 130-unit development will expand the supply of affordable senior housing in Lee County, where state and local leaders have made housing a pillar of long-term recovery and resilience efforts. It marks Housing Trust Group’s first development in Lee County. Legacy Park II will provide income-restricted rental housing for seniors aged 55 and older earning at or below 30, 60 and 70 percent of the area median income (AMI). Monthly rents for qualifying residents will range from $574 to $1,608.

Legacy Park II builds on ongoing efforts by Lee County and the State of Florida to restore and modernize housing infrastructure following recent storms. In the wake of Hurricane Ian, the county’s unmet housing recovery needs were estimated at nearly $4.6 billion, prompting targeted recovery initiatives and Community Development Block Grant–Disaster Recovery (CDBG-DR) funding to support the replacement, rehabilitation, and expansion of affordable housing. These investments are strengthening long-term housing stability and resilience, particularly for seniors and other vulnerable residents.
The new two-building, five-story community will feature modern apartments with quartz countertops, vinyl plank flooring, and stainless-steel appliances. Select units will be set aside for special needs households. Community amenities include a resort style swimming pool, state-of-the-art fitness center, clubhouse with cyber café, library, and game room. Residents will have access to assistance with light housekeeping, laundry, grocery shopping, daily activities, and resident assurance check-in programs. The development is being built to National Green Building Standard and Energy Star standards, supporting long-term operational efficiency.
Located in central Fort Myers, the community provides convenient access to healthcare providers, retail services, and major transit routes, while benefitting from regional employment centers and continued population growth in Lee County.
Funding sources for Legacy Park II include $22.96 million in Low-Income Housing Tax Credit equity through Raymond James; a $29 million construction loan provided by Fifth Third Bank; a $11.83 million permanent loan from Freddie Mac through Grandbridge Real Estate Capital; $8.95 million in Rental Recovery Loan Program and Extremely Low-Income loans from the Florida Housing Finance Corporation; and a $10.27 million in Community Development Block Grant Disaster Recovery funding from Lee County.
The design and construction team for Legacy Park II includes BDI Construction as general contractor, Realization Architects as architect, EnSite, Inc as Civil Engineer, Foster Conant & Associates as landscape architect, and V Starr as interior designer.
HTG currently has 53 communities in operation nationwide. With the addition of Legacy Park II, the company now has 10 communities under construction.
