
The 96-unit Villa Jordana apartments mark the third collaboration between HTG and the City of Hollywood
Housing Trust Group (HTG), one of the nation’s largest developers of affordable housing, and AM Affordable Housing, the nonprofit founded by NBA Hall of Famer and Miami Heat legend Alonzo Mourning, has secured financing and broken ground on Villa Jordana, a new $47 million affordable senior community in Hollywood, Florida.
Located at 826 S Dixie Highway, the 96-unit development will provide much-needed rental housing to residents age 62 and older and marks HTG’s third affordable housing community developed in partnership with the City of Hollywood, which contributed financially to the development. Villa Jordana will serve low-income seniors earning between 33% and 60% of the area median income (AMI), with rents for qualifying residents ranging from $713 to $1,555 per month – well below the average City of Hollywood rent of $2,179 (RentCafe, February 2026). The property is slated for completion in 2027.

Villa Jordana is financed with $33.8 million in Low-Income Housing Tax Credit equity allocated by the Florida Housing Finance Corporation, and syndicated by Raymond James; a $32 million construction loan and a $10.2 million permanent loan from Capital One through Freddie Mac; along with a $640,000 loan from the City of Hollywood.
With support from key public and private stakeholders, Villa Jordana represents a meaningful investment in both neighborhood revitalization and senior housing. Mayor Josh Levy of Hollywood said, “Through our continued partnership with HTG, we are transforming a once-blighted property into modern, affordable housing for seniors — a true win for our community.”
According to a 2022 Broward County Affordable Housing Needs Assessment, 61.9 percent of renter households in the County are cost-burdened, making it one of the most unaffordable places in the U.S. to live. The average median income in Hollywood is $67,203 (U.S. Census Bureau), and the average home price is $499,000 (Realtor) – a profound gap that creates overwhelming demand for a limited supply of apartments and drives up rental prices dramatically. The affordability crisis often has the greatest impact on seniors on fixed incomes.
Villa Jordana apartments will feature quartz and granite countertops, and energy-efficient appliances, smart thermostats and lighting, walk-in closets and luxury vinyl plank flooring. Of the 96 units, seven will be fully ADA-accessible residences, with five units designed for mobility impairments and two units designed for hearing or vision impairments. Community amenities will include community room, resort style swimming pool, state-of-the-art fitness center, and barbecue patio deck. Residents will also have access to daily activities, resident assurance check-in programs, and assistance with light housekeeping, laundry, and grocery shopping.
Located in central Hollywood, the property is within 12 minutes of Memorial Regional Hospital, 15 minutes of Fort Lauderdale-Hollywood International Airport, less than 20 minutes from Port Everglades, and approximately 10 minutes from the Hollywood Beach Boardwalk, providing convenient access to healthcare, transportation, and lifestyle amenities.
The design and construction team for Villa Jordana includes general contractor Ballast Construction, architect Realization Architects, engineer HSQ Group, landscape architect Witkin Designs, and interior designer B Pila Design Studio.
In Hollywood, HTG has also developed the award-winning, 96-unit Hudson Village community (2022) and University Station (2025), a 216-unit mixed-use community that also houses Barry University’s College of Nursing and Health Services. With the addition of Villa Jordana, HTG now brings a total of 408 units to the City of Hollywood, 1,009 units to Broward County, and 2,696 units across its South Florida portfolio.
